What We Do:

York Simcoe Appraisals provides in depth and comprehensive reports for Information Purposes, Asset Division and Litigation Matters. We have developed a special narrative report for these purposes that was developed with the court as an end user. These reports are more detailed and go into more depth than a standard form, but are designed to be easy to read and follow.

Services we offer include: Point in time appraisal reports, which can include retrospective values.
We also provide appraisal review, providing comments on compliance with CUSPAP and comments on the appraisers valuation logic and comparable selection.
Both Marie Garbens and Al Garbens have been accepted by the courts as expert witnesses while giving testimony.
The process includes submitting an order or quote to our website, where one of our senior appraisers will get back to you with the fee and turn around time for the order. Once ordered, the appraiser will contact the client to set up an inspection. If the property is no longer in the possession of the client, we will do a drive-by from the road. The report typically takes 10 - 15 business days to complete and will be e-mailed to the client. It is possible to get a paper copy for an extra fee.
